Overview

The following preliminary AC Boost information has been provided to BAAHA through the County’s Program Administrator. We believe that the information is accurate however; it may be subject to change prior to the County’s official AC Boost Program launch date.

Alameda County Boost (AC Boost) is one of these down payment assistance programs projected to launch in early 2019. An exact date has not yet been provided.

The intent of first time homebuyer programs is to offer eligible first time homebuyers a down payment assistance subsidy loan. The program is established for first time homebuyers who currently live or work within Alameda County. The subsidy loan can only be applied for homes purchased in Alameda County. First time homebuyers include households who have not owned a home for the past three years. No payments are required on the subsidy loan for 45 years or until you sell your home (whichever comes first).  At the time of repayment, you will need to pay back the principal balance and a shared appreciation portion based on the percentage of the original loan amount in relation to your purchase price. All participants must have an annual combined household income, based on household size, which is less than 120% of Alameda County’s Area Median Income (click here to see income limits table).

Additional preliminary information on these types of programs can be viewed on the Hayward & San Leandro main page (click here). Information provided on the website may be subject to change. Finalized details, protocols, and timelines are still being developed by the County and the County’s Program administrator and will be made available at the time of a program's official launch.

San Leandro and Hayward Program Participation Objectives

It is Hayward’s and San Leandro’s objective to provide their first time homebuyer residents and workforce a head start to participate in their first time homebuyer programs. Your inquiry with BAAHA, and completion of the form you've just done will help you take important and required steps to further understand and prepare you to participate in the program.

Placing you on BAAHA’s update e-mail list will assure immediate additional program information and updates. BAAHA is working closely with Hayward and San Leandro to promote success of available first time homebuyer programs.

Events

Each of the events will be held in Hayward and San Leandro. Both Hayward and San Leandro events will provide the same information and certification. Households are required to register and attend the workshop or education seminars in the City they either live or work If you live in one City and work in the other, you may attend a workshop or seminar in either Cities.

Orientations: ACBHW19 / ACBSLW19

Due to the enthusiastic response to these programs, it is impossible for BAAHA staff to follow up and individually answer everyone’s questions. The orientations will provide you the opportunity to learn more about the program and potentially meet some of the key participating partners. This will be a great opportunity to get your questions answered and to receive information regarding the details, guidelines, and protocols of first time homebuyer programs in Hayward and San Leandro.

HUD-Certified First Time Homebuyer Education Seminar: ACBHEdu191 / ACBSLEdu191

First time homebuyer programs have a mandatory requirement that participants secure a U.S. Housing and Urban Development (HUD) first time homebuyer education certificate. BAAHA is organizing HUD-certified first time homebuyer education seminars for the programs in both Hayward and San Leandro. Space for these seminars is limited. BAAHA intends to schedule up to four seminars (two (2) in Hayward and two (2) in San Leandro). These seminars are 8 hours, usually on a Saturday. Please check www.myhomegateway.org/ACBoost for upcoming HUD-certified homebuyer seminars.

Next Steps

  1. Attend an informational orientation (ACBHW19 / ACBSLW19)
  2. Attend a HUD-certified first time homebuyer seminar and receive homebuyer certification (ACBHEdu191 / ACBSLEdu191)
