The maximum bedroom sized home an FTHB Program participant will be allowed is based on the number of people in the household plus one (see table below).

Home Condition

The FTHB Program has minimum property condition thresholds that must be met to issue a final Program Approval. Minimum condition requirements include:

  • Home must be compliant with all state and local health and safety codes.
  • Home must not have any outstanding Section 1 items in need of repair. Section 1 items are established through a Termite/Pest report conducted by a licensed inspector. The report may not be older than 90 days from the date the property is identified by the FTHB Program participant. The Termite/Pest report may be ordered and supplied by either the Seller or FTHB Program participant.
  • Home must be in good condition. BAAHA and the City may require that FTHB Program applicants secure a Home Inspection report from a licensed Home Inspector prior to purchasing the property. This inspection could be ordered by the FTHB Program applicant or the seller.
  • Home must meet all first lender property condition guidelines.
  • Home must be vacant or occupied by its residing owner at the time of purchase. A tenant/renter living in the home may not be evicted/displaced prior to an FTHB Program participant taking possession of the home.

Home Type

Homes purchased must be on a permanent foundation (i.e., not a movable mobile home). The home must be a detached single-family home, condominium, or townhome. No other property types are allowed.
